Due diligence, step by step.

Every party is checked against PEP and sanctions lists and the public registers before you open the case.
The customer identifies with their own country’s eID on their phone. Everyone else uploads a certified ID document.
One form per party. The questions follow the answers, so the customer only sees what applies to them.
The answers are checked against the office’s risk assessment. Anything that stands out is raised with a quote from the source.
You set the risk level and write your analysis.
Questions, answers, documents and timestamps stay in the case, in the order they came in.

4.3 Particular circumstances in a sale

The agent shall pay attention to circumstances that deviate from the normal in the deal, especially when the property was recently acquired or when the price deviates from the market.

If the seller has owned the property for less than two years, the reason for the sale shall be investigated. Request the purchase documents from the acquisition and record the reason in the case.

If the reason cannot be established, the case shall be raised with the authorised decision-maker before the assignment agreement is signed.

4.4 Cash and funds from abroad

Cash is not accepted. If funds come from an account outside Sweden, the account holder and the origin of the funds shall be documented before the purchase price is paid out.
